Direct Message (DM) Scripts - Real Estate Focused Content

Intro Message on LIKES:

“Hey (first name), thanks so much for liking my video on (insert topic here).”

Comments:

“Hey (first name), thanks so much for commenting on my video on (insert topic here).
(insert compliment to their comment, agreement or interest).”

Intro Message on SHARES:

“Hey (first name), thanks so much for sharing my video on (insert topic here).
There are some great tips in there and I hope your friends and followers find it helpful!”

Follow Up Question after Intro Response:

Insert Magical Question as a follow up. For Example:

  • Do you live in (area name)?
    • How long have you been there?
    • Where are you moving to next?
  • Do you have any questions about the real estate market in (area name)?
  • As you know I’m always looking at houses, and I’m trying to add more value to my
    friends. One way of doing that is knowing what their dream home looks like, and what
    characteristics it has, so that when I see it, I can share it! So just out of curiosity, what
    does your dream home look like? What do you want in your next home?
  • As you know the real estate market is appreciating, and as a result, there is a
    tremendous opportunity to increase one's wealth through real estate! As your friend
    and REALTOR®, if you’re interested, I’d like to help you grow your net worth through real
    estate! So just out of curiosity, have you made any real estate investments? And do
    you want to in the future?
    • If yes, what types of real estate investments interest you? And what’s holding
      you back from making your next one?
    • If no, how come? Maybe I can make it easier for you to do it, and give you more
      certainty that you can do it! That’s my job :)

After their response:

If they say NO

  • “A lot of people check out my videos because they’re considering relocating here. Is
    that something you’ve considered, or did you stumble upon this for another reason?”

If they say YES

  • “It’s a pleasure to connect with you, neighbor! How long have you lived in (area name)?”

Continuing the Conversation:

Check their profile to look for a career.

If it’s listed:

  • “Great to connect with you. I’m always looking to grow my network of professionals,
    and I see you work in (industry/role). What would you say your biggest challenge is
    right now?”

If it’s NOT listed:

  • “I pride myself on being a connector of people, and I have a large network of professionals
    in the area. What would you say your biggest challenge is right now?”
  • “Great to connect with you. I’m always looking to grow my network and find ways to help
    my community members. What would you say your biggest challenge is right now?”

After you get their goals and problems:

Following this, use this line of questions to help unpack how you can help, and if you can
refer them to someone in your network.

Q2: What have you tried so far?
Q3: What are you going to do next?
Q4: What is the first next step?
Q5: Who can help you with that first next step?
Q6: By when?
Q7: How would you like me to follow up?

Magic Sales Question - WHO would you recommend

After you give value and show interest in them, you can ask magical sales questions
like:

  • “Just out of curiosity, if you had a friend or neighbor who was looking to sell their
    home, whom would you recommend they call?”

No matter what they say, you need to react positively. Get out of judgement and into
curiosity.

If they say someone else’s name...

  • You need to say something positive about that agent and ask how they know each
    other.
  • Find out what they like about the other agent.

If they don’t know...

  • Ask them what it would take for you to be their go to person.

If they say you...

  • Express gratitude & appreciation - you’re in great shape.
  • Ask them what it would take for someone to take that away from them.
  • Ask them how you can better serve them as their go to agent.
